You have less to clean up before a showing. This also makes a home feel more spacious. Some sellers find it helpful to keep everyday essentials , accessories and children's favorite toys in plastic storage containers. These can be conveniently put away in a quick manner. Place them in a closet, under a sink or under a bed and brought out when the prospective buyers are not around. Before showings, the plastic storage containers can be quickly filled and placed in a proper place. Don’t forget about the exterior. The first impressions are important and can be inviting or even send a potential buyer away. Put yourself in the clients shoes. Give your homes exterior a good look over when you drive up. Take a walk aroungd the exterior. Take notes. Talk to your Real Estate Broker / Agent. They often have great suggestions.

Your house should always look its very best when a prospective buyer comes through. Set up a showing procedure that requires brokers/agents to call in advance to let you know when they're coming for a showing. An acquaintance I spoke to recently has a fast routine. It's difficult for most buyers to talk frankly, negotiate, or ask general questions with their agent about a listing if the seller is home.

There may be times when leaving the house is not going to happen. In such cases, try to make yourself scarce. Take a walk in the neighborhood or the local park, if you have children or a dog take him/her with you; or quietly work in your home office. It is a huge disturbance to follow the buyers around your house pointing out what you feel are the attractive features. Your broker / agent will be able to point out the fantastic features, this is best left for them to handle.

Residential homes that show the best are the ones that get serious attention from buyers. Preparing a house for sale has always been important. Keeping it in immaculate condition can often be a challenge, especially for sellers with children and pets. Try to get into a routine of keeping things tidy. It is best to have a 30 minute touch up plan, in the event your Real Estate Broker / Agent calls and wants to show the house on short notice.

Be flexible with your house showings. It's difficult to sell a house that can't be shown. If a buyer wants to come on short notice, or at a time that's inconvenient, you can always ask if it's possible to reschedule. Keep in mind that some of the best buyers may be on busy schedules or are relocating from elsewhere and may not have much flexibility in their schedule you may need. Strike a balance.
